Dual-refrigeration cabinets run two independent sealed systems, so a warm fresh-food side with a working freezer means the fresh-food circuit specifically — its evaporator fan, defrost, or that system's charge. On single-compressor models the same symptom points at the damper or air circulation instead.
Condenser first. Sub-Zero condensers sit behind a front grille and pack with dust and pet hair within a year in most kitchens, and cleaning them is the single highest-value maintenance on these units. After that: condenser fan, door gaskets, or a control probe reading high.
Defrost circuit — heater, terminator, or the control that schedules it. Water pooling under drawers is usually a frozen drain line instead, which clears easily but recurs unless the trap is corrected.
Normal on a well-sealed cabinet immediately after closing, as the cold air contracts. Persistently difficult doors mean a gasket problem or a door out of alignment, both serviceable.
Sub-Zero control boards are the most commonly replaced part on these cabinets and also the most over-replaced. We verify supply voltage and harness continuity first, because an intermittent connector presents identically at a fraction of the price.

Sealed-system work is the exception worth thinking about. Recovery, leak repair, evacuation and recharge on a cabinet past fifteen years deserves an honest comparison against replacement, and we give you both numbers rather than making the decision for you.
Condenser maintenance deserves its own mention because it prevents more failures than any repair fixes. A Sub-Zero condenser cleaned annually will not develop the running-constantly complaint that brings most of these units to our attention.
